WSJA(2/26) Hong Kong Beats London For Most Expensive Offices (From THE WALL STREET JOURNAL ASIA) By Jonathan ChengHONG KONG -- Despite seeing rents slip by 4%, Hong Kong leapt ahead of London's West End as home of the world's most expensive office space in 2008, according to a report by property broker Cushman & Wakefield.Prime rents in London's West End and City districts fell by 23% and 19%, respectively, during the year, the report said, pushing the West End to third on the global rent list, behind Hong Kong and Tokyo. The survey, which includes property taxes and service charges in its calculations, had rents in Hong Kong at 1,743 euros ($2,239) per square meter per year, higher than Tokyo's 1,649 euros and the West End's 1,403 euros. But brokers say there now may be a glut of office space as Hong Kong's financial sector downsizes. As they have in other financial hubs, rents recently have reversed their gains. In January alone, property consultants Colliers International says effective office rents in Hong Kong's Central district fell 9.1% from December.Hong Kong saw office vacancy in its core Central district dip to near-zero levels in the past two years as banks, hedge funds and other businesses aimed at capturing China's booming market jostled for space. With only a trickle of new supply in the pipeline, office rents surged as much as eightfold between 2003 and 2008 in Hong Kong's tallest skyscraper, the second phase of the International Finance Center project.-0-Copyright (c) 2009 Dow Jones & Company, Inc.
